Not knowing what to expect I contacted Herb about an offer on my home. I had the house since 1978. Over the years my parents have lived there, I have lived there. Lots of history and memories. Through neglect and some personal tragedy the house had fallen into disrepair. Herb showed up with some of his inspection team. I gave them full access to the property. Before any offers Herb ( straightforwardly) asked me if I was shopping around or if he gave me what I considered a fair price would I be ready to do business. I signed a preliminary contract and he got the ball rolling. Some of the other people I dealt with Jenni and Christy were equally professional. I actually sold Jenni my truck for her daughter. Go figure. I didn't even have to drive anywhere to close on the property. Christy drove to meet me and in my garage we signed papers. After working with another lender, who kept delaying the process for almost 2 months, that other lender changed their terms significantly at the last minute with no notice, which left me at risk on a contract. After my brothers and I inherited my Father’s home in 1994, we allowed a niece to live in the home but unfortunately they didn’t take care of the house. After years of neglect and several citations from the KCMO because of the property’s poor condition, we decided it was time to sell.It was overwhelming to see the house was in need of so many repairs (new roof, bent gutters, broken windows, major foundation cracks, the kitchen and bathrooms would require complete overhaul, plus house probably needs to be converted from septic tank to city sewer lines that were recently put in by the city). We knew selling the house to another family was out of the question and frankly the family didn’t want to put any money in it to fix it up properly.We contacted HouseMax to see what they could do. Their property acquisition manager, Herb, was awesome to work with. After meeting with him and going over what we had, he was able to provide us a very reasonable “condition-as-is”offer.During the closing process, I found out the city had come thru with sewer improvements which a special assessment tax was imposed a few years ago on the properties in the neighborhood. This needed to be paid in full before our family could sell. We were able to work with Herb on this issue and HouseMax agreed to meet us in-the-middle to cover these additional closing costs.The priority for our family was to get out from under the property as soon as possible. We also realized that going down this route of selling we would have to keep an open mind and realistic on what we were going to offered (since we didn’t want to fix it up ourselves). Herb came to us with what we thought was a very reasonable offer especially considering all the work that is ahead of them to fix this place up properly.For our situation, I can say that our family is so happy and pleased in how fast we were able to sell our dad's house. Our family can now move forward without the drama of having to fix this place up to sell it. I can’t thank Herb enough for all he’s done for us.
